Generation Housing proudly endorsed the One Santa Rosa Ave Development

The One Santa Rosa’s proposed 120-unit development would provide local residents a crucial new housing option in the downtown city core. The project’s site leverages local, state, and federal housing priorities given its location in an Opportunity Zone, a Priority Development Area, and Downtown Station Area Specific Plan. Importantly, the project abides by the vision of the Downtown Station Area Specific Plan, which was developed with significant community input.

This project demonstrates greater-than-usual land use and environmental features by locating 120 new homes in the downtown core of the city near public transit as both the Transit Mall and SMART Station are adjacent to the site. The project receives a superb walk score for the number of nearby amenities that would allow a tenant to run daily errands without requiring a car.1 Moreover, the proposed project boasts a density of 240 units/acre, which is considerably high for the area, and makes efficient use of a parcel near transit. Simply putting homes near transit is the most environmentally friendly action we can take through land use to achieve our climate action goals.

This project proposes to reserve parking spaces from the City’s parking garage next door, minimizing the project footprint and making efficient use of an underutilized asset. Additionally, the proposed project will provide 84 long-term bicycle parking spaces – nearly 3 times more than what is required for this project. The project offers 3% of units as designated affordable on-site for very-low income residents, who have amongst the greatest need for housing in our county.
