Cotati Station would provide 98 new homes, all of which, as proposed, would help alleviate our housing scarcity and affordability crunch and do so in a climate-smart, transit-oriented way. The development would provide 79 affordable-by-design units, perfect for workforce housing, and 19 deed-restricted units, eight of which designated very low income. According to the U.S. Census’ LEHD Origin-Destination Employment Statistics, this project is located within a walkable/bikeable distance of a major job center. The development promotes walkable, bikeable communities, and healthy living through its close proximity (less than one mile) to public transportation, Sonoma State University, a full-service grocery store, health care institutions, and public parks; providing more of the housing we need while reducing vehicle miles traveled, critical to reducing our greenhouse gas emissions.
The project also offers ground-floor commercial space, half of which will serve its residents, and includes building a half-acre community serving park and improvement of a half-acre parking lot, providing 47 overflow parking spaces for the SMART rail station and the adjacent residences.
